What Strata Match is
Strata Match helps BC strata councils find, compare and hire the companies that work on their building. It has two separate paths.
For building work, such as roofing, painting or a depreciation report, we list companies with confirmed strata work and show the ones that serve your area, nearest first. We don't rank them. Your council sends each company the same request from its own email, or posts the job on the opportunities board, where companies reply to the council directly.
For strata management, we take a council's intake (building profile and situation) and score BC-licensed strata management firms against it to rank up to five that fit best (the "top 5"). Your council contacts the firms it chooses and can send them one RFP.
We're not a management company, a contractor, a broker, a consultancy, or a regulator. We don't manage your strata, and we don't represent either side of a management or service contract.
What Strata Match isn't
We are not giving you legal, financial, or fiduciary advice. The top 5 and any surrounding commentary (fee benchmarks, blog articles, guides, the calculator) are information, not advice. When you make an actual decision about hiring or firing a company or a strata management firm, get your own advice. Your fiduciary duty to your owners doesn't transfer to us.
Sponsored spots
Listing is free for every company. Companies can pay a flat fee for a labelled sponsored spot: a sponsored listing above a fit list, "Sponsored by" on a category page, a guide or a tool, or a company story we write. Management firms can't buy a sponsored spot yet. Every sponsored spot says Sponsored where it shows. Sponsors sign a separate sponsorship agreement.
No guarantees
We do our best to keep fit lists and the top 5 accurate, but neither is a contract. Every company in them decides for itself whether to take your work, at what price, and on what terms. We can't guarantee a company will accept you, won't change its terms, or will perform as you'd hoped. We can guarantee we built each list in good faith from the answers you gave us and the public information we have.
The directories
Our management firm directory at /companies is assembled from BCFSA, PAMA and SPABC records and each firm's own website. Our building-work lists at /directory come from each company's own website and public sources such as strata association member lists, and each listing names the source of its strata-work status. Inclusion in either is not an endorsement. Exclusion isn't a judgment either: we sometimes remove firms with unresolved regulatory issues, but we also just miss some. Your submission, your data
You own what you submit. By submitting, you grant us a license to use the information to operate the service and keep an anonymized record for quality improvement. Full handling is in the Privacy Policy.
Acceptable use
Don't submit false information, don't submit on behalf of a building you don't actually represent, don't scrape or automate submissions, and don't use Strata Match to spam companies. If you do, we'll disqualify future submissions and may share the pattern with the firms affected.
Third-party content
Strata Match links to BC government, BCFSA, CHOA, and other external resources. Those are their policies, not ours. We're not responsible for what lives at the other end of those links.
Warranties and liability
The service is provided "as is" without warranty. To the extent permitted by law, our total liability for any claim arising from use of Strata Match is limited to a cap of CA$100. We're a small operation and can't underwrite strata governance decisions at scale.
Changes
We may update these terms. If we change them materially, we'll update the date at the top and post a note on the homepage for 30 days. Continued use after a change means you've accepted the new version.
Venue
These terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable in BC. Any dispute gets resolved in the courts of British Columbia.
