How is a special levy divided in BC?
By default, in proportion to each lot's unit entitlement (s.108(2)(a)). A strata can use a different 'fair division' method, but that path needs a unanimous vote rather than a 3/4 vote.
What vote does a special levy need?
A 3/4 vote when it's divided by unit entitlement. An alternative allocation under s.108(2)(b) needs a unanimous vote.
Where do I find my unit entitlement?
On the registered Schedule of Unit Entitlement. Your strata manager keeps a copy, and it's in the strata plan at the Land Title Office.
