Work listed on its website
Clarity Appraisals provides strata depreciation reports and insurance replacement-cost appraisals from its Salmon Arm office. The depreciation service reviews building components, strata financial information and repair estimates, with budgeting advice and report reviews also available. Its website states coverage throughout BC. The company publishes a toll-free number and general email. It is a separate company from the similarly named Clarity Reserve Solutions/NLD listing in Burnaby, so their contacts and histories are not combined.

Questions councils ask
What should council compare in report proposals?
Ask who will write the report, whether a site visit is included and how the firm will document its cost and timing assumptions.
Can an appraisal lower our premium?
Not by itself. The Act requires the strata to insure on the basis of full replacement value (s.149) and to review its insurance every year (s.154). An appraisal checks that value. An out-of-date one can leave the building over- or under-insured, so ask your broker whether a new one is due before renewal.
What should the appraisal cover?
Ask for a written list of included buildings and common assets, any exclusions and the proposed update cycle.
