Work listed on its website
D.R. Coell & Associates prepares depreciation reports and insurance replacement-cost appraisals from its Victoria office. Depreciation reports include common-component inventories, condition and useful-life estimates, repair costs and long-term funding scenarios. Insurance work includes inspection, demolition and debris-removal costs, and reconstruction considerations; it is separate from the firm's market-value practice. The company states BC and Alberta coverage for these reports and traces its business history to 1974. Its public office phone and quote form are used for inquiries.

Questions councils ask
What should council compare in report proposals?
Ask who will write the report, whether a site visit is included and how the firm will document its cost and timing assumptions.
Can an appraisal lower our premium?
Not by itself. The Act requires the strata to insure on the basis of full replacement value (s.149) and to review its insurance every year (s.154). An appraisal checks that value. An out-of-date one can leave the building over- or under-insured, so ask your broker whether a new one is due before renewal.
What should the appraisal cover?
Ask for a written list of included buildings and common assets, any exclusions and the proposed update cycle.
