Work listed on its website
Jackson & Associates is a Courtenay valuation and advisory firm offering strata depreciation reports and insurance replacement-cost appraisals. Its depreciation service includes a site review, common-asset inventory, repair and replacement forecasts, and funding models for council budgeting. Insurance valuations are a separate service from market-value appraisals used for sales or financing. The current dedicated depreciation page identifies Vancouver Island and Sunshine Coast coverage, including Courtenay, Comox, Campbell River, Nanaimo and Port Alberni. The firm is a Verra Group Valuation affiliate; that affiliation is not treated as proof of an office in every affiliate city. Its quote email and Courtenay office are company-published.

Questions councils ask
What should council compare in report proposals?
Ask who will write the report, whether a site visit is included and how the firm will document its cost and timing assumptions.
Can an appraisal lower our premium?
Not by itself. The Act requires the strata to insure on the basis of full replacement value (s.149) and to review its insurance every year (s.154). An appraisal checks that value. An out-of-date one can leave the building over- or under-insured, so ask your broker whether a new one is due before renewal.
What should the appraisal cover?
Ask for a written list of included buildings and common assets, any exclusions and the proposed update cycle.
