What's the minimum your reserve fund needs?

BC law sets a floor: the annual contingency reserve fund contribution must be at least 10% of the operating-fund contribution (Regulation 6.1). The floor is a minimum, not a target — this shows both.

What is the minimum CRF contribution in BC?

At least 10% of the amount budgeted for the operating-fund contribution for the year (Strata Property Regulation 6.1(2)), effective since November 1, 2023.

Is 10% enough?

Not necessarily. 10% is the legal floor, not a measure of whether your reserve is adequately funded. The contribution must be set after considering your most recent depreciation report, which often points higher.

Does a large reserve balance exempt us from the 10%?

No. The current regulation has no balance-based exemption. The 10% minimum applies regardless of how much is already in the fund.
