The Strata Match calculators are estimates for general information and demonstration only. They are not legal, financial, or accounting advice. A result is a starting point for a conversation with your strata manager, your council, or a strata lawyer, not a decision you should act on by itself.
The two kinds of answer
Some tools apply an exact rule from the Strata Property Act, such as how a special levy is split or the minimum reserve-fund contribution. Those answers are precise, but only for the standard case. If something unusual applies to your strata, the calculator says so and stops rather than showing a number it can't stand behind. Other tools, like the self-managed cost comparison, give a market range because no public per-building data exists. A range is honest where a single figure would be made up.
What they don't account for
The legal calculators assume the default statutory formula. They do not account for separate sections, limited-common-property or type formulas, a different allocation formula filed under s.100, your strata's own bylaws, or the exact wording of the resolution your owners vote on. Any of those can change the answer. Your registered Schedule of Unit Entitlement is the figure to trust over a number you remember.
What to do with a result
Confirm it against the Act, your registered schedule and bylaws, and a licensed strata professional before you rely on it. If a calculator surfaces a problem, that's the point at which a second opinion is worth getting. Strata Match can shortlist firms that fit your building, free for councils.
Where the numbers come from
Each rule below was checked against BC Laws on May 30, 2026. Every calculator also shows its sources next to the result.
Special levy share
Levy divided by unit entitlement, 3/4 vote (s.108(2)(a)). A 'fair division' method needs a unanimous vote (s.108(2)(b)) and isn't calculated here.
Strata fee by unit entitlement
Fee = (your unit entitlement ÷ total unit entitlement) × approved annual budget (s.99, Regulation 6.4).
Reserve fund minimum
At least 10% of the budgeted operating-fund contribution (Regulation 6.1(2), verified verbatim — no balance-based exemption). The contribution must be set after considering the most recent depreciation report (6.1(1)).

Spend without a vote?
Less than the lesser of $2,000 or 5% of the operating-fund contribution, aggregate across the year, unless bylaws set a limit (s.98(2), verified verbatim). Emergencies are a separate path (s.98(3)).

A market range of $15–$30 per unit per month, not a quote. Self-managed cost values council time. This tool is an estimate, not a statutory calculation.
