How much can a strata council spend without a vote?
If the bylaws are silent, less than the lesser of $2,000 or 5% of the total operating-fund contribution for the year (s.98(2)). Bylaws can set a different limit.
Is the limit per expenditure or per year?
Per year, in aggregate. All unapproved expenditures in the fiscal year count toward the same limit.
What about emergencies?
Section 98(3) lets council spend without a vote when an immediate expenditure is needed to ensure safety or prevent significant loss or damage — limited to the minimum amount needed.
