How much can strata fees increase in BC?
There's no legal cap. Fees follow the approved budget, and owners approve the budget by majority vote at the AGM. The increase is whatever the budget requires and owners pass.
Why did my fee go up more than my neighbour's?
Fees are allocated by unit entitlement. A budget increase applies to everyone's share proportionally, so the dollar amount differs by entitlement even when the percentage is the same.
Is a big increase a red flag?
Not by itself. Catching up on deferred maintenance, an insurance jump, or higher reserve funding can each justify a rise. It's worth asking what's driving it before assuming the worst.
