Questions councils ask

How are BC strata fees calculated?

Each lot pays its proportion of the total budget, where the proportion is the lot's unit entitlement divided by the strata's total unit entitlement (s.99(2)). Regulation 6.4 sets different shares only for some limited-common-property and lot-type costs.

Why does my neighbour pay a different fee?

Because fees follow unit entitlement, not square footage or market value. A lot with higher entitlement pays more, even if the homes look similar.

Does this include the reserve fund?

Yes. The budget you enter should include both the operating-fund contribution and the contingency reserve fund contribution; the result shows the reserve portion separately.
