Dream Home Group provides depreciation reports, reserve-fund planning and insurance replacement-cost appraisals for strata and condominium properties. Founder Brian Hill describes appraisal work since 1986 and dates Dream Home Appraisal's operation to 2000; those dates are company history, not a registration date. The firm publishes a Kelowna contact address, mobile phone and general email, and describes service throughout BC. Its reserve-planning page offers full-service reports or software with assistance for client-prepared plans. Councils should confirm who will prepare the report and their qualifications. The electrical-planning page seeks referral partners rather than offering an established in-house report service.

Questions councils ask
What should council compare in report proposals?
Ask who will write the report, whether a site visit is included and how the firm will document its cost and timing assumptions.
Can an appraisal lower our premium?
Not by itself. The Act requires the strata to insure on the basis of full replacement value (s.149) and to review its insurance every year (s.154). An appraisal checks that value. An out-of-date one can leave the building over- or under-insured, so ask your broker whether a new one is due before renewal.
What should the appraisal cover?
Ask for a written list of included buildings and common assets, any exclusions and the proposed update cycle.
