Work listed on its website
Gerritsen Brooks Appraisals provides reserve-fund planning and real-estate valuation from the Comox Valley. Its company page lists strata depreciation reports and insurance replacement-cost reports separately from residential and commercial market appraisals. Reserve studies address asset inventories, expected repair or replacement timing, cost estimates and future reserve contributions. Insurance reports estimate rebuilding costs for coverage decisions rather than a property's sale value. The firm publishes Vancouver Island coverage, a service phone, general email and online report-order form, but does not publish an office street address on that page. Confirm the report author's current appraisal designations before an engagement.

Questions councils ask
What should council compare in report proposals?
Ask who will write the report, whether a site visit is included and how the firm will document its cost and timing assumptions.
Can an appraisal lower our premium?
Not by itself. The Act requires the strata to insure on the basis of full replacement value (s.149) and to review its insurance every year (s.154). An appraisal checks that value. An out-of-date one can leave the building over- or under-insured, so ask your broker whether a new one is due before renewal.
What should the appraisal cover?
Ask for a written list of included buildings and common assets, any exclusions and the proposed update cycle.
