Work listed on its website
Norton Appraisals and Consulting provides insurance replacement-cost appraisals and depreciation reports for strata developments. Its website separates those services from mortgage and market-value appraisals and property-tax consulting. The firm describes Nelson, Kootenay and Southern Interior coverage, with residential and commercial strata options on its request form. Depreciation reports are advertised as available from 2026. The shared inquiry phone and email are used rather than individual appraisers' contacts; each report's assignment area and author designation should be confirmed directly.

Questions councils ask
Can an appraisal lower our premium?
Not by itself. The Act requires the strata to insure on the basis of full replacement value (s.149) and to review its insurance every year (s.154). An appraisal checks that value. An out-of-date one can leave the building over- or under-insured, so ask your broker whether a new one is due before renewal.
What should the appraisal cover?
Ask for a written list of included buildings and common assets, any exclusions and the proposed update cycle.
What should council compare in report proposals?
Ask who will write the report, whether a site visit is included and how the firm will document its cost and timing assumptions.
