What work is included in the quote?
Ask whether the company will prepare a fire safety plan, inspect equipment, maintain it or coordinate another firm for part of the work, and what would be billed as extra.
Will the alarm inspection follow CAN/ULC-S536?
The BC Fire Code (Division B, Article 6.3.1.2) says fire alarm systems are inspected and tested to CAN/ULC-S536. Ask for the full report that lists every device tested and every problem found.
Who will do the inspection?
Ask for the technician's certification. In Vancouver, the Fire By-law requires an ASTTBC-certified technician to inspect and tag fire alarms, sprinklers and extinguishers each year. Elsewhere, ask your fire department what it expects.
How will residents be affected?
The technician needs to get into every suite to test in-suite devices. Ask how many days it takes, how owners are notified and how missed suites are handled.
